Finding a home is the easy part. The real work begins when you find one you want.
My job isn't to convince you to buy a house. It's to help you understand what you're buying, what it's worth, and how to put yourself in the strongest possible position to get it. We'll look at the numbers, the condition of the home, the competition, and the terms that matter—not just the asking price.
When it's time to make an offer, you'll know why we're offering what we're offering, where we can strengthen our position, and where we shouldn't give something away just to win. And if the right decision is to walk away, I'll tell you that too.
I've been helping Kansas City buyers and sellers navigate real estate since 2008. You don't need someone to sell you a house. You need someone in your corner who knows how to help you buy one.
More Than Opening Doors
You can find houses online. You can see the photos, scroll through the details, check the schools, and even estimate the payment before we ever step through the front door.
That's not where a good buyer's agent earns their keep.
My value is helping you make good decisions once a house catches your attention—and protecting your interests from the first showing all the way to the closing table.
Understand What You're Buying
We'll look beyond the listing photos and marketing copy. I'll help you evaluate the home, the neighborhood, recent comparable sales, potential resale considerations, and anything that deserves a closer look. When something falls outside my expertise, we'll bring in the right inspector, contractor, lender, or other professional to get the answers you need.
Know What It's Worth
The asking price is just that—an asking price. Before we write an offer, we'll look at comparable sales, current competition, how long the property has been on the market, and what's happening in that particular part of the Kansas City market.
The goal isn't simply to get an offer accepted. It's to buy the right house on terms that make sense for you.
Build a Smarter Offer
Price matters, but it isn't the only thing a seller considers. Financing, closing date, inspections, contingencies, earnest money, seller-paid expenses and other terms can all affect the strength of an offer.
We'll decide where being aggressive can help—and where giving something up simply isn't worth the risk.
Protect Yourself Through Inspections
Once you're under contract, I'll help you navigate the inspection period, understand your options, and determine what issues deserve attention. We'll work with qualified professionals when necessary and decide whether to negotiate, move forward as-is, or reconsider the purchase.
Keep the Transaction Moving
Getting under contract isn't the finish line. There are deadlines, financing, appraisal, title work, inspections, negotiations and plenty of opportunities for something unexpected to happen.
I'll stay on top of the details, communicate with the other professionals involved, and help solve problems as they arise—all the way through closing.
You make the decisions. My job is to make sure you're making them with as much good information as possible.
Understanding Buyer Representation
The way buyer representation works changed in 2024, but the idea behind it is pretty simple: before we begin touring homes together, we'll put our working relationship in writing.
A Buyer Representation Agreement explains what you can expect from me, what I expect from you, and how my compensation will be handled. We'll go through it together before you sign anything so you understand exactly what you're agreeing to.
So, who pays your buyer's agent?
It depends on the transaction.
My compensation is established in our Buyer Representation Agreement and, like all real estate commissions, is negotiable. In many transactions, the seller or listing brokerage may offer or agree to pay some or all of the buyer agent's compensation. In others, we may negotiate for the seller to contribute toward that expense as part of your offer. Depending on the circumstances, the buyer may be responsible for some or all of it.
We'll know how we're handling it before you make an offer.
There shouldn't be a surprise at the closing table. Before we pursue a home, we'll talk about the property, the offer strategy, the available compensation, and how all of those pieces fit together.
The goal isn't to make buyer representation more complicated. It's to make it more transparent.
