If you’ve been browsing homes around Johnson County lately, you’ve probably noticed that $400,000 sits right in the middle of the market.

Not entry-level… but not luxury either.

For many buyers, it’s the sweet spot where you can still find a comfortable home with good space, a nice neighborhood, and a manageable commute to the Kansas City metro.

But what does $400,000 actually buy right now?

The answer depends a lot on where in Johnson County you’re looking.

What Buyers Typically Get Around $400K

In most parts of Johnson County, homes around $400,000 tend to look something like this:

• 3–4 bedrooms
• 2–3 bathrooms
• 1,800–2,500 square feet
• Built roughly between the late 1990s and mid-2010s

In Gardner and Spring Hill, $400K can often get you:

• Larger square footage
• Bigger lots
• Modern layouts with open kitchens and living spaces

These areas have grown rapidly over the past several years and continue to attract buyers looking for more space without pushing their budget too far.

If you move further north in the county — places like Overland Park, Lenexa, or Shawnee — $400,000 still buys a nice home, but it may be:
