After listing and marketing homes for nearly two decades, I can tell you it usually comes down to three things.
1. Pricing It Right From Day One
The first two weeks on the market are when a listing gets the most attention.
That’s when it shows up in every buyer’s saved searches and alerts.
If a home is priced correctly from the beginning, buyers recognize it immediately and move fast.
If it’s overpriced, buyers hesitate… and once a home sits too long, people start asking the dreaded question:
“Why hasn’t this one sold yet?”
Ironically, many homes that start too high end up selling for less than they would have if they had been priced correctly from the beginning.
2. Presentation Matters (A Lot)
I might be slightly biased here since I also founded KC Home Photography, but presentation absolutely affects how quickly a home sells.
Buyers shop online first. If the photos aren’t compelling, they may never even schedule a showing.
